How to buy?

What are the costs involved in buying a property?

You should estimate approximately 12% of the property's price. This amount includes taxes (10% of the total price), the notary's fee, and the registration of the deed in the Property Registry (2% of the total price).

What happens if one of the parties fails to meet their commitments?

a. If the seller fails to fulfill their 'Obligation to sell' under the agreed conditions, they must return twice the amount the buyer has paid.

b. If the buyer fails to fulfill their 'Obligation to buy' under the agreed conditions, they will lose the amounts paid as a deposit.

Important

ShBarcelona will inform you of the result of your rental application within 24 hours.

The final formalization of the lease will be subject to the final decision of the landlord. 

During your stay, you can contact ShBarcelona's 24-hour maintenance service. They will assist you, and if necessary, send someone to resolve any issues in the apartment. This service is free. However, please note that if the problem is due to misuse or an accident attributable to the tenant, repair costs will be invoiced.

all our apartments are furnished and equipped. They all have a washing machine, bedding, and blankets. You just need to bring your personal belongings and your own towels. The apartment is thoroughly cleaned and ready for your arrival.

Results of Your Application

The final cleaning of the apartment is mandatory and will be the responsibility of the tenant. The price is determined based on the total surface area (m2) of the apartment. This amount is pre-established in the contract. You can choose to pay it at the beginning of the reservation or at the end of the contract.

Cleaning

The final formalization of the lease will be subject to the final decision of the landlord.

The reservation holder will be entitled to a full refund of the amount paid to ShBarcelona when the lease contract is not formalized due to reasons attributable to the landlord, without, however, having the right to demand any additional compensation.

It is important to note that, although the apartments have insurance coverage for water, fire, and civil liability damages, this insurance does not cover damage or theft of your belongings. You can contact us to purchase theft insurance.

If you need to open an account, we recommend you go to the Sabadell bank office located at C/ Comte Borrell 87, indicating that you come from ShBarcelona. This process is very quick and simple (approximately 10-15 minutes), you only need to present your passport to open the account.

Additional documentation required depending on your situation:

University registration or nominative payment certificate.

Articles of incorporation of the company and CIF of the company,

It is recommended to make reservation payments by bank transfer, using the following bank details:

Once the transfer is made, please send the payment receipt to the contact in charge of your reservation indicating the tenant's name and the apartment reference.

If the contract starts before the 15th of the month (inclusive), the total amount to be paid corresponds to the sum of the following concepts:

You can also use electronic payment methods, but in that case the following management fees will be applied: VISA, MATERCARD, 1% on the amount paid, AMERICAN EXPRESS, 3% on the amount paid; other electronic payment methods, consult with our sales team.

The rent for the current month: proportional rent counted from the start date until the end of the month

The minimum deposit: cash deposit equivalent to 2 months' rent

Agency fees: depends on the duration of your contract

Between 6 and 11 months: one month's rent + VAT (21%) 

Between 3 and 6 months: 20% discount on the total fees,

Between 32 days and 3 months: 30% discount on the total fees.

How to Reserve?

The key collection will be at our office at C/Sepúlveda, 154 Bajos. Our hours are Monday to Friday from 9:00 a.m. to 6:00 p.m. uninterrupted and Saturdays from 10:00 a.m. to 1:30 p.m.

Outside of these hours, key collection will be directly at the apartment and with an extra charge:

Weekdays from 6:00 p.m. to 10:00 p.m., surcharge of €30 and from 10:00 p.m. to 9:00 a.m., surcharge of €50.

Holidays and weekends surcharge of €30 all day until 10:00 p.m. and €50 after 10:00 p.m., until 9:00 a.m.

Keys in Hand

Maintenance

Consumption is not included in the long-term rental price.

A long-term provision will be charged from the second month of rent depending on the number of bedrooms: 1 bedroom €100, 2 bedrooms €140, 3 bedrooms €180, 4 or more bedrooms €240. These payments will be adjusted at the end of the contract based on the actual consumption in the property.

Energy Consumption

As the new owner, your title will be registered in the Property Registry. This process is handled by the same notary where you signed the purchase.

As a new member of the homeowners' association, you must inform the property administrator so they can notify you of meetings and set up payment arrangements.

You need to contact utility companies (water, gas, and electricity) to change the account holder and set up direct debit, ideally providing actual meter readings.

You must notify the Barcelona City Council to change the name on the IBI (Property Tax) for the year following the purchase.

After Sale

As shown in the booking confirmation, you need to contact us when you are close to your final destination.

If you are traveling by plane, we remind you to contact us once you have collected your luggage.

If you are coming by car, call us 30 minutes before your arrival.

If you arrive by bus or train, contact us when you reach the station.

Our staff will not go to the apartment you have rented until you have called us.

Arrival

If you wish to cancel your reservation, please note the following:

If you inform us more than 30 days before the check-in date, 50% of the deposit will be charged.

If you inform us 30 days or less before the check-in date, this will result in the total loss of the deposit.

In case of non-compliance with the reservation by the company, the same cancellation policy will apply.

Cancellation policy

The apartment must be vacated before 12:00 PM. After this time, the person in charge of cleaning will prepare the apartment for the next guest. The deposit will be returned upon key handover.

Please leave the apartment in a reasonable condition, which includes taking out the trash and washing the dishes, or an additional cleaning charge will apply.

Upon arrival, during check-in, you will agree with our agent on the departure time to facilitate the return of the keys.

Departure

We make a hold and a pre-authorization, therefore, the amount will not be charged and this pre-authorization will be valid for 7 days.

With your credit card

With this option, an additional 20€ will be charged to arrange the return of the amount upon departure from the apartment. Please note that if you pay in cash, the amount will be refunded once you have returned the keys and if the apartment conditions are satisfactory.

Cash

The amount of the security deposit requested will be 250€. You have two payment options:

Please note that the agent responsible for check-in can only give you the apartment key once the full accommodation price has been paid.

Key delivery will take place during office hours (Monday to Friday from 9:00 AM to 6:00 PM). Outside of these hours or on holidays, an additional fee of €30 will be charged to the agent handing over the keys.

Be careful, if you lose the apartment keys, an additional charge of €50 will apply.

Key Delivery

The client will inform ShBarcelona of the number of occupants included in the reservation. Unless expressly authorized, only the indicated number of people will be allowed to use the apartment.

The number of people who can use the apartment will not exceed those for whom the reservation was made, except for children under 2 years old. Pets are only allowed when ShBarcelona has given permission.

In the event that these rules are violated, ShBarcelona will have the right to ask clients to leave the apartment without offering any compensation.

Tenants

Please observe ShBarcelona’s Terms and Conditions regarding disturbances, excessively loud music, and parties: they are strictly prohibited.

Clients should be aware that if they cause disturbances or if neighbors complain, ShBarcelona and the community may call the police, resulting in the client being asked to leave the apartment without compensation, in addition to paying the corresponding fine.

The client is responsible for the behavior of the people accompanying them.

Please observe silence between 10:00 PM and 8:00 AM.

We appreciate your cooperation and hope you understand the necessity of these warnings and regulations.

ShBarcelona or the property owner will not be responsible for any direct or indirect damages that may arise as a result of the behavior of apartment occupants, fire, theft, or any other criminal act.
